Waterman takes MEP award at Tall Buildings Awards for Edenica office in City of London
The consultancy picked up the MEP Engineering Excellence Award for 100 Fetter Lane, a City of London office that piloted a standardised Materials Passports approach and reported embodied carbon of 594kg/sqm.
Waterman has won the MEP Engineering Excellence Award at the Tall Buildings Awards for its building services work on Edenica, the office scheme at 100 Fetter Lane in the City of London, the consultancy announced on 15 October 2026.
Waterman said it provided sustainability, building services, structural engineering and environmental consultancy on the project, working alongside Fletcher Priest Architects, Mace, Third London Wall and Arcadis.
The building was developed by YardNine and BauMont Real Estate Capital, according to Waterman's completion announcement, which was published on 20 February 2025.
The project
Waterman said Edenica served as the pilot project for a standardised approach to Materials Passports, developed by Anastasia Stella of Circuland together with Waterman's sustainability team. Passports record what materials are in a building so they can be recovered and reused when it is altered or taken down.
According to the consultancy's completion announcement, up to 80% of the building's materials are reusable in future projects. Waterman reported an embodied carbon footprint of 594kg/sqm, which it said beat the benchmarks set by the UK Green Building Council (UKGBC) and the Greater London Authority (GLA).
At completion the scheme was on track for a BREEAM Outstanding rating, Waterman said.
Mark Terndrup, Managing Director for Building Services (South) at Waterman, said at completion: "I'm delighted to see this exceptional scheme reach completion."
Ged Simmonds, described in Waterman's February 2025 release as Managing Director Private Sector at Mace Construct, said: "Within the construction industry, circularity is crucial for reducing carbon emissions and waste."
Waterman has given different figures for the building's size. Its completion release described a 13,000 sqm office facility, while its Civic Trust Awards announcement in April 2026 referred to a 94,000 sq ft development.
Earlier recognition
The Tall Buildings award is the third piece of recognition Waterman has reported for the scheme.
In January 2023, before the building was finished, Edenica won Best Net Zero Project at the Association for Consultancy and Engineering (ACE) Consultancy and Engineering Awards. Waterman said the judges highlighted the Materials Passports initiative's potential to kick-start material circularity.
In April 2026 the scheme was highly commended at the Civic Trust Awards. Waterman reported that the judges described 100 Fetter Lane as a persuasive example of how commercial architecture can deliver broader civic value.
Waterman said the Tall Buildings Awards recognise excellence and innovation across the tall buildings sector, covering architects, engineers, developers and manufacturers.
The consultancy's 2025 completion announcement put Edenica's embodied carbon at 594kg/sqm.
