Construction consultancy Potter Raper has said nine housing schemes it worked on have secured 11 shortlistings across nine categories at the Inside Housing Development Awards 2026, with winners due on 24 November.

The firm said the project it submitted itself, Hart Road in Thundersley, Essex, is shortlisted twice: for Best Affordable Housing Development – Suburban and Best Shared Ownership Development – Rural/Suburban. Potter Raper acted as employer's agent, quantity surveyor and clerk of works on the 44-home scheme for Legal & General Affordable Homes.

The organiser's published shortlist credits the Hart Road entry to Potter Raper and Legal & General Affordable Homes in the affordable housing category, and to Potter Raper alone in the shared ownership category. It credits the other eight schemes to other entrants, with Aylesborough Close in Cambridge, for example, entered by Cambridge Investment Partnership.

According to Potter Raper, the judges read more than 300 entries this year, which it said was a record for the awards.

The shortlisted schemes

Potter Raper's announcement set out its role on most of the schemes. Its roles ranged from a single service, such as clerk of works at Highgate Road, to five disciplines on the Royal Borough of Greenwich capital works programme.

Farmstead Road is a 24-home Passivhaus scheme of two and three-bedroom affordable properties in Lewisham, according to Potter Raper, which said on 29 September that it had been named a winner at the Housing Design Awards 2026. The firm's two posts describe its roles on that scheme differently, so they are not listed in the table.

Hart Road

Legal & General Affordable Homes announced in April 2024 that it was partnering with Essex contractor Rose Builders to deliver the 44 homes at Hart Road, which it described as its first net zero (regulated) carbon homes.

The client said the scheme comprised 19 two-bedroom and 25 three-bedroom houses with private gardens, of which 35 were for shared ownership and nine for affordable rent. It said the homes would have air source heat pumps, solar panels and electric vehicle charging, and that all would be rated EPC A.

Potter Raper said the scheme was delivered under a JCT Design and Build contract with Rose Builders and was built using a closed-panel timber frame system.

Hart Road was earlier shortlisted in four categories at the Essex Housing Awards 2026, Potter Raper said. Winners of those awards are due to be announced at Hylands House, Chelmsford, on Thursday 5 November 2026.

The firm

Potter Raper says it has provided multi-discipline construction consultancy services for more than 50 years and is owned through an Employee Ownership Trust.

What happens next

The organiser, Inside Housing, says the awards recognise residential developments completed across the UK over the past year and form part of Housing Week, London. Potter Raper said Housing Week runs from 23 to 26 November and this year supports charity partner LandAid.

Winners will be revealed on Tuesday 24 November 2026 at the InterContinental O2 in London, the organiser said.
