Childerstone Project Management has appointed Paul Langham, who spent more than 12 years at Landsec as Head of Project Management, as a director focusing on commercial real estate in its London office.

The firm said Langham oversaw delivery across a London development pipeline of about £3bn at Landsec. His projects there included 21 Moorfields, Timber Square, n2 in Victoria, Thirty High and The Forge, which together amount to more than 1.5 million sq ft of offices.

More recently, according to Childerstone, he led Red Lion Court, 55 Old Broad Street and Hill House through early-stage design and procurement and oversaw their sale to third-party capital.

David Watts, described in the announcement as Managing Director of Childerstone Project Management, said: "His appointment reflects our ambition to further strengthen our senior expertise as we look to continue our growth, disrupting the traditional consultancy offering in the London and wider UK market."

The role

Childerstone said Langham will work on a number of existing commercial office refurbishment and development opportunities and will seek new work in the sector.

Before Landsec, he was Project Director at Stanhope on the 1 million sq ft Bloomberg London development, the firm said. Earlier roles included Head of Project and Development Management for Davis Langdon in the Middle East and a senior project and development role at British Land.

Paul Langham, Director, said: "I was attracted by the business's clear focus on understanding what clients need and adding value throughout the project lifecycle."

The Landsec record

Landsec's own announcements give the scale of several of the schemes named in the appointment.

Scheme Office space (sq ft)
Timber Square, Southwark 380,000
n2, Victoria 165,000
The Forge, Bankside 140,000

Landsec announced its commitment to deliver Timber Square on 4 October 2023, describing it as a net zero office development using a hybrid steel and cross-laminated timber structure, with Mace as construction manager.

n2 reached practical completion in July 2023, with construction led by Mace, Landsec said. The Forge, across two buildings, opened in April 2023 and was designed in line with the UK Green Building Council's definition of a net zero building, according to the developer.

Landsec completed the sale of 21 Moorfields for £809m to a Lendlease-managed vehicle on 26 September 2022, which it said crystallised a 25% profit on cost.

The firm

Childerstone Project Management Limited was incorporated on 2 March 2022, according to Companies House, with its registered office at 12 King Street, Leeds. The press release lists offices in London, Leeds, Bristol and Edinburgh.

Its services cover project management, development management, programme management, quantity surveying, building surveying and development monitoring, the firm said.

In its own review of 2025, Childerstone said its team grew from 13 to 31 people during the year, it opened a new office in Bristol and moved to larger space in Leeds. The firm said it delivered more than 60 projects in 2025 and made its debut in Building Magazine's Top 150 Consultants.
